Carrollwood is one of our closest service areas. It's a straight shot north up Dale Mabry Highway from our West Tampa shop, and we work in homes there all the time. Its established neighborhoods, big oaks and homes from the 1960s through the 1980s give it a set of plumbing issues we see again and again. Here's what Carrollwood homeowners should know.
Your Home's Age Tells You a Lot
Original Carrollwood dates to the 1960s. Carrollwood Village, Northdale and much of Greater Carrollwood were mostly built through the 1970s and 1980s, with homes around Lake Carroll and Lake Magdalene spanning several decades.
Homes from that era commonly have:
- Cast-iron drain lines, many now 40 to 60 years old
- Aging copper supply pipe, which can develop pinhole leaks
- Polybutylene supply pipe in some homes built from the late 1970s to the mid-1990s
- Clay or cast-iron sewer lines running under yards with mature trees
Not every home has all of these. Many have been partly or fully updated. But if you don't know what's in yours, it's worth finding out before something fails.
1. Cast-Iron Drains Reaching the End of Their Life
Cast iron lasts a long time, but not forever. It corrodes from the inside, builds up rough scale that catches waste, and eventually cracks. Warning signs include slow drains in several fixtures, gurgling, sewer smells, and clogs that keep coming back. Under a slab, a cracked drain can also cause damp spots or a musty smell.
A camera inspection shows the condition of the pipe, so you know whether you're looking at a section repair or a bigger replacement.
2. Roots in the Sewer Line
Carrollwood's big live oaks are part of its charm, but their roots go looking for water, and an older sewer line under the lawn is an easy target. Roots get in through joints and cracks, catch waste, and cause repeat backups. We cover this in detail in why your drain keeps clogging.
3. Pinhole Leaks and Polybutylene
Older copper pipe can develop tiny pinhole leaks, often inside walls, where they show up as stains, damp drywall or a water bill that creeps up. Gray polybutylene pipe, found in some 1980s homes, can fail at the fittings without warning, and many insurers ask about it. Our guide to polybutylene pipes in Tampa Bay homes explains how to spot it.
One leak can be a spot repair. Repeated leaks, or a home that still has polybutylene, usually point to a repipe.
4. Water Heaters and Hard Water
Like the rest of Tampa Bay, Carrollwood has hard water. Minerals settle in the bottom of tank water heaters, make them noisy, and shorten their life. Most tanks here last about 8 to 12 years. If yours is popping or rumbling, read why your water heater is popping. When it's time to replace, we install standard tanks and tankless units, gas or electric.
Permits in Carrollwood
Carrollwood isn't part of the City of Tampa. It's unincorporated Hillsborough County, so plumbing permits come from Hillsborough County, not the city. Jobs like water heater replacements, repipes and sewer line work need one. When a job needs a permit, we pull it as part of the job.
A Quick Checklist for Carrollwood Homeowners
- Find your main water shut-off and make sure it turns. If a pipe ever bursts, you'll want it fast. See what to do when a pipe bursts.
- Find your sewer cleanout, usually a capped white pipe in the yard near the house. It's how a plumber clears or inspects the main line.
- Check what pipe you have at the water heater and under the sinks: copper, gray polybutylene, or modern PEX.
- Check your water heater's age. The manufacture date is on the label. Over 10 years, start planning.
- Buying an older home? Get a sewer camera inspection before closing. It's a small cost compared with a surprise sewer replacement.
